PROJECT SYNOPSIS
Property Summary:
The Shopping Center project consists of 2 five gross acre parcels with frontage on Fort Apache Road, a major north/south arterial and a quarter of a mile north of Tropicana Avenue, a major east/west arterial between Tompkins Avenue and Peace Way.

The I-215 Las Vegas Beltway is a major freeway that circles the entire Las Vegas valley.   There is an off and on ramp at the intersection of Tropicana Avenue, just east of Fort Apache Road, approximately ½ mile to the project.

The property is zoned Commercial.  This zoning provides for the retail and business use and serves as a convenience to residential neighborhoods, local markets and businesses.  This commercial corridor is one of the fastest growing areas in Clark County in the City of Las Vegas Nevada.

Project Development: Development of the project consists of a 83,346 square foot new Shopping Center.

The plans call for a total of two (2) in-line retail buildings and four (4) pads on this 10 acre site. 
Each five acre parcel has an 30,473 square foot in-line retail lease building; a 4,000 square foot pad  and a 7,200 square foot pad site.

The unit sizes on the
in-line retail lease space will start at 1,200 square feet and up. 

All buildings are one story in height with the building elevations depicting stucco exteriors with assorted stone veneers, decorative plant-ons, decorative steel tube frames, decorative awnings, concrete tile roofs and
a decorative tower with copper roof at both ends of the buildings near Peace Way and Tompkins Avenue.  The complex will have five (5) access points from Fort Apache Road and one access point from both on Peace Way and Tompkins Avenue.

The project incorporates landscaping at the perimeter boundaries with interior landscape islands.
Construction Commencement: Development of this Shopping Center project will be in 2 phases.  Construction on the first phase   (Phase 1) being the north five acre parcel is estimated to begin the early part of the fourth quarter of 2006.  Phase 1's building was finaled on June 11, 2007.  Landlord is currently in the leasing phase.

The second phase (Phase 2) which is the south five acre parcel will start construction sometime after the first phase (Phase 1) has been 100% leased.

Phase 1 consists of one In-Line Retail Building with 30,513 square feet Retail lease space; one 4,000 sq.ft. Pad and one 7,200 sq. ft. Pad.  In-line units 1,200 sq. ft. and up.  All Suites are 60 feet deep.

Build Out Pad Sites: $2.25 per sq. ft.

Ground Lease Pad Sites: $1.25 per sq. ft.
